Commercial fit-outs for retail and office tenants.
Tallow Creek Construction is a commercial contractor based in Indianapolis. We build out leased space — one store, one office suite, or the same build repeated across several states.
- What we build
- Tenant fit-outs: retail stores, office suites and shell build-outs.
- Who we build for
- Retail and office tenants, their brokers and their architects.
- Where we are
- Indianapolis, Indiana, with projects in several states.
What we build
Four kinds of work. Most projects are one of them, and a rollout is the same one repeated.
-
Retail store fit-outs
Taking a leased shell, or the space a previous tenant left behind, and turning it into a store that can open on the date in the lease. Storefront, flooring, ceilings, lighting, fixture setting and millwork installed to the brand standard.
-
Office suite fit-outs
Partition layouts, ceilings, lighting, data rough-in, glazing and finishes for a tenant moving into a multi-tenant building. Usually phased around a building that stays occupied and working.
-
Build-outs from shell
First-generation space with nothing in it yet: slab, walls, restrooms, and the mechanical, electrical and plumbing work coordinated against the landlord work letter so the split of scope is settled before anyone mobilizes.
-
Multi-location rollouts
The same build in several markets, held to one set of details, one submittal process and one reporting format, so the last location is built like the first and nobody has to re-explain the program in each city.
How a project runs
Three phases, in the order a landlord and a tenant both expect them.
-
01
Bid
Drawings and work letter reviewed, scope written out with its exclusions stated, subcontractor pricing collected, schedule drafted against the lease date.
-
02
Build
Permits pulled, landlord rules followed, submittals tracked, trades sequenced. Schedule and cost updated weekly, and changes priced in writing before the work happens.
-
03
Hand-over
Punch list closed, inspections passed, occupancy obtained, warranties and closeout documents handed across.
Who we work with
This work suits people who do it repeatedly: a real estate director opening locations against a schedule, a tenant rep coordinating a lease, an architect who needs the drawings built as drawn.
The questions are usually the same three. Can you hold the date. Can you do it in more than one state. Who picks up the phone when something moves. The answer to the last one is Mike Carter, who runs the projects.
